Final plat of Ranch View subdivision approved

The final plat for housing development west of Jamestown was approved last week by the Sweetwater County commissioners -- paving the way for the development of homes near Rolling Green Country Club.

The development encompasses nearly 42 acres north of Interstate 80 off of Gaensselen Road. The area is zoned as a single-family residential subdivision. Eric Bingham, director of the county’s land use office, said the zoning is the most restrictive zoning, only being open for the development of residential homes.

He said property owners could not have horses or livestock on their property under the zoning regulations.

The preliminary plat was approved by the county in May of 2019, with a variance approved for Phase One which allowed for one-acre properties.

Construction will occur in three phases, with the first phase focusing on 27 lots located north of the country club property.

The second phase is planned for the northwest section of land adjacent to the country club, while the third phase will be located south of the second phase.

Bingham said a construction date on the second and third phases has not been determined.

The approval was made on the condition the land owners provide the county a letter of credit to complete improvements needed to the property before construction. As of Tuesday, the county has not received the letter.

Development in the area comes after the Jamestown/Rio Vista Water and Sewer District expanded water service through a treatment facility built in 2018.

With the Ranch View subdivision, along with the construction of the Love’s Travel Stop on the opposite side of the interstate, was only possible through the expansion of water services in the area.
