The possibility of more housing northwest of the Rolling Green Golf Course is one step closer.
During the Sweetwater County Commissioners meeting Tuesday morning, the Commissioners unanimously approved a zoning map amendment request from Randy Laughter and Lane Fillingim for a 38.2-acre parcel of land to be changed from agriculture to R-1.
County land use director Eric Bingham said a R-1 designation is the most restrictive, and even though the proposed lots are 1 and 2 acres in size, they are not allowed to have horses or livestock on them. The R-1 designation does allow for pets such as cats and dogs.
According to the subdivision’s preliminary plat, phase one has a total of 16 lots and when phase two is complete a total of 27 lots will be located in the subdivision. If and when the third phase of the project is complete, the subdivision will have a total of 40 lots.
Bingham said this is a pretty large subdivision and it will be located adjacent to a residential area. Only one person commented on the proposal.
Those comments were directed as whether or not horses would be on the property and about a road. The road in question wasn’t going to be used for that subdivision.
Bingham wasn’t surprised by the request for development in that area. He said once an area has access to water, development within that area tends to follow.
Chairman Wally Johnson said this is the first subdivision the Commissioners have seen in a while and he wanted to know the process.
Bingham said the Sweetwater County Planning and Zoning Commission approved the zone change, which is in front of the Commissioners now.
Once the Commissioners approve the zone change, the planning and zoning commission will review the preliminary plat. Once that’s approved by the planning and zoning commission, the County Commission will hear a variance request because the area will not have sewer service.
Finally, the planning and zoning commission and the County Commissioners will review the final plat for approval.
“We want to promote quality growth in Sweetwater County and I think this meets that,” Johnson said.
Commissioner Randy Wendling echoed what Johnson said.
“It’s great for Green River. It really is,” Wendling said.
Other business
After a 30 minute executive session, the Commissioners approved four retirement requests.
